Tenant Services

Collection of Rents:

All tenants are instructed to pay the rent on line as much as possible. If you are paying by money order or check, please send in the mail to the PO Box 4532, Stockton, CA 95204 by the 5th of the month. If you cannot for any reason mail the payment, you can drop it through the mail slot at our office, 3640 N. El Dorado St. Our office door will remain locked but you can call to make an appointment if you need to speak with us in person.


At College Real Estate, Inc. we are dedicated to providing the best possible service. Our goal is to try to solve any potential issues before they happen. We inspect the properties to make sure that the basic habitability of each unit is addressed.

In addition, the following services are available to our tenants.

  • Online payments. You can pay your rent online through our management software. Please provide your email address to set up online payments. You can call the office to set this up any time during office hours, or email us at collegerealestate1@gmail.com.
  • Convenience: Tenants can use the use the property management software to report any maintenance issues and pay rent. It is very convenient for our tenants and online maintenance requests go straight to our cell phones, but tenants can always call the office if they do not have access to the internet.
  • Property Inspections. Annual property inspections help to identify any maintenance issues that may be occurring in or around your rental unit. We like to coordinate inspections when your lease is up, especially if you elect to renew your lease.
  • One year lease term. After your initial lease is expired, we may contact you to renew your lease. You can elect to stay on a month to month agreement if the property owner is willing, or you can renew for one year. The market rents will be evaluated at this time and a possible rental increase may be negotiated.
  • 24 Hour Maintenance. If you have an after hours emergency, please call our emergency line for maintenance. Ideally, we would be able to address these issues during normal working hours, but things happen. We are available after hours for emergencies only.

Before new tenants take possession of our properties, we do a thorough inspection, including taking photos to document any condition issues. Our units have been professionally cleaned. We have a high standard to maintain for the owners and the tenants.
