We are a full service property management company, and are able to tailor our services to your needs. Call us for a free market analysis on your rental property. We are happy to meet with you at the rental property to provide a detailed market analysis, including projected rents, suggestions for improving the marketability, and suggestions regarding habitability.

- Marketing: Our marketing strategy includes preparing fliers which can be posted on multiple websites, signage and advertisement on our website. Each property is evaluated with the goal of minimizing the vacancy period.
- Photos: Interior and exterior photos are taken as part of the marketing process and before and after each tenant moves into a property to document the condition of the unit.
- Advertising: In addition to the internet and signage, we can advertise in local papers, at the property owner’s expense.
- Showing: We will show the property once it is ready and continue to show until we receive a deposit.
- Tenant Screening and Applications: Applications are processed based on rental history, income verification and credit, and are based on a first come, first served philosophy, in fairness to the applicants. Rigorous screening is the best defense against an unqualified tenant.
- Leasing: We prepare leases once the tenant’s application has been approved. All leases have a one year term unless otherwise specified by the property owner.
- Rent Collection: Monthly rent collection and distribution to the owners is the backbone of what we do, but it can also involve service of notice if the tenants fail to pay in a timely manner. Distributions are made electronically into your bank account.
- Maintenance Coordination: We can coordinate maintenance at your rental units or contact you if you prefer to handle the maintenance. We use licensed contractors and handymen for any work contracted through our company.
- Accounting: You will receive an accounting of your income and expenses monthly. Most of our owners have the statements emailed directly to them, but we can mail your statements if you prefer. The statements can be customized to your wishes.
- Turnarounds on vacant units: We can coordinate your turnarounds, just as we do with general maintenance. We obtain bids for any needed painting, repairs, and cleaning. Any amounts to be billed back to the tenants will be done in accordance with the law. All bids must be signed by the property owners and funds must be transferred to College Real Estate before any work can be started.
Fee Schedule:
Single Family Home and Duplexes: 8% of gross rents, 25% leasing fee, 50% of all collected late fees and nsf fees
Triplexes and Over 4 properties: 7% of gross rents, 25% leasing fee, 50% of all collected late fees and nsf fees
Evictions: We will contract with an eviction service if we need to file an eviction in your behalf. The charges for the eviction service will be due from the owner at the time of filing.
There are no hidden fees, no maintenance surcharges, no posting fees, no fees during periods of vacancy. Because we don’t use in house maintenance, there is no chance to profit from the repairs we may recommend. We provide the best possible service at a reasonable rate.
